Picking between Spacio and ICONS open house sign-in comes down to timing. Spacio, now sold by Lone Wolf, is a paid open house app you can use this weekend, with follow-up emails, seller reports and CRM integrations. The free ICONS tool is still planned: a web-app form that will work offline, with follow-up emails that can include your latest episode.
Spacio and ICONS open-house sign-in side by side
Spacio is a working product today, while every line in the ICONS column describes planned features, not something you can sign up for. We took the Spacio column from Lone Wolf’s Spacio product page and feature list, read on October 21, 2026.

Spacio covers every stage today. The ICONS row is a launch plan, and its CRM step is still open.
How much does Spacio cost?
Spacio’s price isn’t printed on Lone Wolf’s Spacio pages as of October 2026, so you find out at checkout. Agents get a Buy now button that goes to Lone Wolf’s online store; teams and brokers are sent to book a demo or a consultation.
Only two fees are spelled out, and both are one-time extras:
Custom sign-in form branding: a one-time USD $150 setup fee, per the footnote on the Spacio feature list.
Auto-populated listings: a one-time setup and integration fee “depending on data source”, with no figure given.
You’ll see older Spacio prices quoted on review sites and in magazine round-ups. Those figures don’t come from Spacio’s own pages, so confirm the number in Lone Wolf’s store before you commit. Spacio’s old address, spac.io, now forwards to Lone Wolf’s page.
What does Spacio do at an open house?
Spacio replaces the paper sign-in sheet with a branded form on a tablet or phone, then follows up with each visitor by email. Its feature list marks these as included for agents, teams and brokers alike:
Sign-in: unlimited open houses, properties and registrants, custom questions, and new-visitor notifications.
Follow-up: automatic follow-up emails you can edit, a status for each one, and broadcast emails to past registrants.
Lead details: contact verification and social profiling. Lone Wolf says Spacio “verifies contact info and pulls social profiles”.
Seller side: open house reporting, described on the product page as “seller-ready” summaries of the event.
Beyond Sundays: unlimited broker open houses and in-person and virtual events, with external registration links.
Teams and brokerages get more on top: admin permissions, agent management, company-wide onboarding and company-wide reporting.
Spacio’s integrations page names 21 partners, including Follow Up Boss, BoomTown, Top Producer, Wise Agent, Cloze, Mailchimp and Zapier. For agents who already run a CRM, that list is the main reason to pick Spacio over a free form. The Spacio integration partners page has the full set.
On weak signal, Spacio’s Google Play listing promises “Offline mode on tablet app.” We found no mention of offline mode for the phone app.
What will ICONS open-house sign-in do?
Icons of Real Estate plans ICONS open-house sign-in as a free tool, and none of it is available yet. Its launch scope covers the basics of a Sunday open house, plus one twist for agents with a podcast episode to share.
Here is what’s planned:
A sign-in form on your own device. It will run as a web app on an iPad or a phone you already own.
Offline at the property. The form will keep working in a basement unit or a new build with no signal.
Consent in the form. The form will capture each visitor’s consent at sign-in.
A seller report. You’ll get a PDF to send your seller after the event.
Email follow-up. Visitors will get a follow-up email that can carry a link to your most recent ICONS episode.
Some things are deliberately left out of the launch plan. It won’t send automatic texts without SMS consent, ICONS won’t pay for texting, and it won’t pull MLS or listing data feeds. Which CRM it will connect to hasn’t been decided.
That episode link is the difference. A visitor who hears you talk through a whole episode knows more about you than any flyer can say, and the email gives them a reason to keep listening. No episode yet? Guesting on an ICONS show gets you one, and you can apply for a guest spot now.
Can you text open house visitors from either app?
Texting visitors is a legal question first: marketing texts sent with automated tools generally need the visitor’s prior express written consent under the FCC’s TCPA rules. A signed agreement naming the phone number is the standard set out in 47 CFR § 64.1200.
Spacio’s feature pages talk about follow-up emails and broadcast emails; we found no mention of texting on the pages we read in October 2026. ICONS has ruled out automatic texting without SMS consent. Either way, a sign-in form is not a consent form unless it says so. Ask your broker what consent wording your firm uses, and see the section on follow-up texts and email in our podcast compliance guide. Treat this as general information rather than legal advice.
Spacio or ICONS: which should you choose?
Spacio is the one you can use today, so it’s the right pick for anyone with open houses on the calendar. Waiting for the free ICONS tool makes sense mainly for agents who can keep using paper for now.
Open houses most weekends: buy Spacio. Waiting costs you leads every Sunday.
Leads that must go straight into Follow Up Boss, Top Producer or a similar CRM: Spacio. It lists those integrations, and the ICONS CRM connection is undecided.
A team or brokerage to run: Spacio. Admin permissions and company-wide reporting are built for that.
An occasional open house where paper works fine: wait for the free ICONS tool. You lose little by holding off.
An ICONS episode already out: consider waiting. Its planned follow-up email can include that episode for every visitor.
Whichever form you use, a QR code on the sign or the counter gets visitors to it faster; the guide to real estate QR codes covers where to put one and what to link. For the open house itself, our older open house preparation tips still hold up.
Where do the other open house apps fit?
Spacio is one of several sign-in apps, and the right alternative depends on what you need beyond the form. Our open house sign-in apps compared round-up puts them in one table.
Spacio is a paid product. Lone Wolf's pages show a Buy now button for agents and demos for teams and brokers, and we found no mention of a free plan or free trial on them in October 2026.
Does Spacio connect to Follow Up Boss?
+
Yes. Follow Up Boss is one of 21 partners on Lone Wolf's Spacio integrations page as of October 2026, alongside Top Producer, Wise Agent, Mailchimp and Zapier.
When will ICONS open-house sign-in launch?
+
ICONS hasn't published a launch date. It is the first of the planned free ICONS tools after ICONS Social, and it will be free when it arrives.
Which CRM will ICONS open-house sign-in connect to?
+
That hasn't been decided. The planned launch scope covers the sign-in form, offline use, a seller report and email follow-up; CRM sync is still open.
