Curb Hero vs ICONS open-house sign-in: which should agents use?
Curb Hero is a free open-house sign-in app for solo agents today. The free ICONS open-house sign-in is still planned. Compare cost, CRM sync and follow-up.
Curb Hero vs ICONS open house sign-in comes down to timing. Curb Hero is a working open-house sign-in app that its site calls 100% free for solo agents, with paid team plans (Curb Hero, October 2026). ICONS open-house sign-in is a planned free tool that isn’t out yet. If you host open houses this month, use Curb Hero.

Is Curb Hero free?
Curb Hero is free for a solo agent. The Curb Hero home page says “100% free for solo agents,” and its terms of service talk about access to the service “without charge.” Money comes in from three other groups:
Teams. The team pricing page lists up to 10 agents at $42 a month billed $500 a year, 25 agents at $84 a month billed $1,000 a year, and 50 agents at $125 a month billed $1,500 a year. Paid month to month, the same tiers are $50, $100 and $150. Each starts with a 30-day trial, with no contract.
Lenders. The lender page has a free plan, a Standard plan “starting at $20/month” and a custom plan.
Brokerages and offices of 100+ agents. Custom pricing; you contact Curb Hero.
So the honest answer to “is Curb Hero free” is yes, until you add a team. A team plan pays for shared setup, listing hand-offs between agents and live support. A solo agent doesn’t need any of that.
What does Curb Hero do at an open house?
Curb Hero replaces the paper sign-in sheet with a digital one. Visitors sign in on your device or scan a QR code, and the lead lands in your account, with what Curb Hero calls built-in verification and background info. Its site also says the sign-in app doesn’t need internet, which matters in a vacant listing with no Wi-Fi.
A few other pieces round it out:
One QR code for all your marketing. You can change where the code points without reprinting signs or flyers. Our real estate QR code guide covers print sizes and where to put the code.
Listing microsites. Single-property pages built for social media, with lead capture.
Disclaimers and waivers. You can add open-house disclaimers and liability waivers to the sign-in flow.
Hosting for each other. Agents in an office can host each other’s open houses and the leads stay sorted.
On follow-up, Curb Hero leans on your CRM. The integrations page says it connects through direct API integrations, Zapier or webhooks, and names Follow Up Boss, Cloze, kvCORE and Command by Keller Williams in customer comments. Its own counts vary from 2,000+ to 6,000+ apps, depending on the section.
What will ICONS open-house sign-in include?
ICONS open-house sign-in is a free tool ICONS plans to build; today you can’t sign up for it or use it. Here is the planned launch scope:
A sign-in form that will run on an iPad or phone as a web app.
Offline sign-in at the property.
Consent captured in the form itself.
Email follow-up to visitors, which can include your latest ICONS episode.
A seller report as a PDF, for the listing client.
Just as useful is what it won’t do at launch. There will be no automatic texting of visitors without SMS consent, no texting at ICONS’s cost, and no MLS or listing data feeds. Which CRM it will sync with hasn’t been decided.
The episode link is the part no sign-in app does on its own. A visitor who met you for ten minutes at a showing can hear you talk for thirty. That is the ICONS thesis in one email: the conversation does the selling. A similar idea is already live in ICONS Social, which turns an ICONS guest episode into posts.
Should you use Curb Hero now or wait for ICONS?
Use Curb Hero now if you have open houses on the calendar. A paper sheet you never type up costs more than any app. ICONS has published no launch date for its planned tool, and leads you miss in the meantime don’t come back.
Here is how it plays out for four kinds of agent:
Solo listing agent with weekend open houses: Curb Hero, today. It’s free for you, and it pushes leads to the CRM you already use.
Team leader sharing open houses across agents: Curb Hero’s team plan, starting with the 30-day trial. Shared listings and hand-offs are what you pay for.
Agent who hosts one or two open houses a year: paper plus a QR code will do. You can wait for the free ICONS tool without losing much.
ICONS guest or show host: start on Curb Hero now, and join the waitlist. Once the ICONS tool launches, compare the episode follow-up and the PDF seller report against what you have set up.
Switching later is cheap if your leads live in a CRM rather than inside the sign-in app. Keep the CRM as your record, and any sign-in tool becomes easy to swap.
Can you text open-house visitors from Curb Hero or any app?
Texting open-house visitors for marketing needs their consent first, whatever app you use. Under the FCC’s TCPA rules, an advertising or telemarketing text sent with an autodialer needs the person’s prior express written consent, and a “call” includes a text (47 CFR 64.1200). A signature on a sign-in sheet isn’t automatically that consent.
We found no TCPA or texting-consent wording on the Curb Hero pages we read. Its terms put the job of getting guest consent on the agent. That’s why the planned ICONS tool captures consent in the form and leaves out automatic texting without it. Ask your broker how your office handles consent before you switch on any auto-text, and keep the Fair Housing words to avoid in real estate listings in mind when you write the follow-up message.
