The best open house sign in app depends on what you need after the visitors leave. Curb Hero is free for solo agents and syncs to most CRMs. Open Home Pro adds automatic follow-up emails and a seller summary on a low-cost paid plan. Spacio suits Lone Wolf teams, and BoldTrail’s open house app suits agents already in BoldTrail.
How do the open house sign-in apps compare?
Open house sign-in apps differ most on price, offline use, follow-up and CRM sync. The table shows what each company’s own pages say, read on October 21, 2026. “Not mentioned” means we found no mention on the pages we read, not that the feature is missing.

Planned
Planned: email, can include your latest ICONS episode
Planned; which CRM is undecided
Three of these apps have a closer head-to-head with ICONS’s planned tool:
A digital open house sign-in sheet replaces the paper clipboard with a form on a tablet, phone or QR code, and sends each visitor straight into your follow-up. Paper gives you illegible emails and a typing job on Sunday night.
The useful parts for a listing agent:
Clean contact details. Visitors type their own name, email and phone, so you don’t decode handwriting.
Your questions. Most apps let you ask whether they’re working with an agent, or when they plan to buy.
Follow-up on time. A thank-you email goes out the same day, while the house is still fresh in their mind.
Proof for the seller. A summary of who came and what they said shows the seller the open house was worth the weekend.
The sign-in is the start, not the job. In our view, how fast you follow up matters more than which app you pick. For the preparation side, from marketing the open house to staging, see our 10 essential open house tips.
What does Spacio cost, and who is it for?
Spacio is now sold by Lone Wolf, and its open house page lists no prices as of October 2026. Agents buy through a “Buy now” checkout; teams and brokers book a demo.
What Lone Wolf’s pages describe:
Follow-up. “Automated follow up emails” with editable content, plus branded follow-ups and broadcast messages.
Seller reports. “Post-event summary reports keep your sellers informed of their event activity.”
Devices. iOS and Android apps for tablets and smartphones.
CRM sync. A partner list that includes Follow Up Boss, BoomTown, Top Producer, Wise Agent, Cloze, Mailchimp and Zapier, described as free partner integrations.
Teams and brokers. Admin permissions, shared listings, team-wide and company-wide reporting.
Fees. The features page lists a one-time $150 setup fee for custom sign-in form branding.
We found no mention of offline use, QR sign-in or text follow-up on the pages we read.
Best for: a team or brokerage already on Lone Wolf that wants reporting across agents. Ask for the price before you commit.
Is Curb Hero really free?
Curb Hero says it is “100% free for solo agents” on its home page, as of October 2026. Paid plans are for teams, lenders and brokerages.
Teams. The Curb Hero team page lists up to 10 agents at $50 a month, or $500 billed annually. Plans for 25 agents ($100 a month) and 50 agents ($150 a month) follow, with a 30-day trial.
QR sign-in. A touchless QR option, alongside touchscreen and keyboard sign-in.
CRM sync. Direct API integrations, Zapier and webhooks. Curb Hero says it connects with 2000+ CRMs and apps through Zapier; another section says 6000+.
Follow-up. Agents quoted on Curb Hero’s pages say visitors get a text with the listing right after they sign in. We found no plan page that spells out follow-up emails.
We found no mention of a seller report on the pages we read.
Best for: a solo agent who wants a free sign-in that feeds an existing CRM, where the CRM does the follow-up.
What does Open Home Pro cost?
Open Home Pro has a free plan and one paid plan, Premium. The Open Home Pro pricing page shows Premium at $25 a month billed monthly, and the home page says it “starts at $20/month when billed annually.”
Plan
Price (Oct 2026)
Leads
Follow-up emails
Free
$0, “free forever”
First 25 registrants
First 25
Premium
$25/mo monthly, from $20/mo billed annually
Unlimited, with export
Unlimited, with branding and open tracking
Both plans allow unlimited open houses and listings. The features page says the apps run “without an internet connection” and sync later. It also describes “automated reports summarizing visitor feedback and lead details” for sellers; the pricing table lists a Seller Summary report, so check which plan includes it.
We found no mention of CRM integrations or text follow-up on the pages we read. Leads export as CSV on Premium.
Best for: a solo agent with no CRM, or a light one, who wants the app itself to send follow-up emails and a seller summary.
Is a CRM’s built-in open house app enough?
A CRM’s built-in open house app is enough if you already pay for that CRM and its follow-up campaigns. BoldTrail, from Inside Real Estate, is a common example.
You sign in with your BoldTrail account, type in the MLS number or address, and choose which questions visitors answer.
Sign-ins flow into BoldTrail as people check in, with the status “Prospect.”
With no internet, the app holds sign-ups and syncs them once you reconnect.
Visitors who say they have an exclusive buyer agency agreement with another agent arrive as “Unsubscribed” and get no automated messages.
The article names no separate price for the app and doesn’t describe seller reports. Follow-up runs through the rest of BoldTrail.
Best for: an agent whose brokerage already provides BoldTrail. If your CRM is something else, check whether it has its own sign-in app before adding another login.
What each company's own pages say, read 21 October 2026. 'Not mentioned' means we found no mention on the pages we read. The ICONS row lists planned features.
What is ICONS open-house sign-in?
ICONS open-house sign-in is a planned sign-in tool from ICONS that will be free. It’s coming soon and isn’t available yet. The planned launch features are:
Runs on what you have. A sign-in form that will run on an iPad or phone as a web app.
Works offline. Sign-ins will be captured at the property even without a connection.
Seller report. Your seller will get a report as a PDF.
Email follow-up. It will send follow-up emails to visitors, which can include your latest ICONS episode.
Consent in the form. Visitor consent will be captured on the sign-in form itself.
Not planned for launch: automatic texting without SMS consent, texting at ICONS’s cost, and MLS or listing data feeds. ICONS hasn’t decided which CRM it will sync to yet.
The episode link is the different part. A visitor who hears you talk for twenty minutes on a podcast knows you better than one who got a thank-you note. If you don’t have a show yet, our podcast production services page explains how ICONS runs one for you.
What do agents need to know about texting and emailing visitors?
Texting open house visitors needs consent before you send, and follow-up emails must follow federal email rules. Get the consent wording right on the sign-in form, not after.
Under the FCC’s TCPA rules, marketing texts and calls sent with an autodialer generally need the person’s prior express written consent, a signed agreement that can’t be a condition of buying. For email, the FTC’s CAN-SPAM guide lists accurate headers, an honest subject line, your physical postal address and an opt-out you honor within 10 business days. Ask your broker how your sign-in form and emails should handle both.
Fair housing applies to the form too. Ask only about the home search, never about protected traits. Our list of fair housing words to avoid in real estate listings is a useful check for your follow-up emails.
Which open house sign-in app should you pick?
The right open house sign-in app depends on where your leads go next. If you have a CRM with campaigns, pick the app that feeds it. If you don’t, pick the app that follows up for you.
Solo agent, free, already has a CRM: Curb Hero. Free for solo agents, works without internet, syncs through direct integrations or Zapier.
Solo agent with no CRM, wants follow-up and a seller summary: Open Home Pro Premium, from $20 a month billed annually. Start on the free plan for your first 25 leads.
Team or brokerage on Lone Wolf: Spacio, for team reporting and the Lone Wolf partner integrations. Ask Lone Wolf for a written quote first.
Agent whose brokerage provides BoldTrail: BoldTrail’s open house app, so leads land straight in your CRM at no extra login.
Agent who wants a free app with a seller PDF and a podcast episode in the follow-up: use one of the above today and join the waitlist for ICONS open-house sign-in.
How do you turn open house sign-ins into clients?
Open house sign-ins turn into clients when you follow up the same day and give each visitor a reason to reply. Any app above will capture the names; the follow-up is yours.
Ask three questions, not ten. Name, email and phone, plus whether they’re working with an agent.
Put a QR code by the door. Some visitors prefer their own phone. Our guide to real estate QR codes covers size and placement.
Send a thank-you within hours. One line about the house, one useful link, one question.
Send the seller a summary on Monday. Count of visitors, common comments, any second showings.
Give them something to hear or read. A short episode or a local guide keeps you in mind longer than a listing alert.
