Why it works

Why this magnet fits this audience

Local shows already discuss the market every week, so a monthly report turns every episode into a reason to sign up and gives you a recurring email touchpoint instead of a one-off download. Listings are already online (NAR 2025: 52% of buyers found their home on the internet), so the value is interpretation, not inventory.

Best for

Weekly local market show in a single metro, hosted by a listing or buyer's agent who already quotes numbers on air.

On air

How to mention it on air

Same read, every episode, at the end. Say the URL twice and give the keyword for anyone who is driving. The editor drops the QR code over the closing line in the video version.

  1. 1.Put the magnet on a short URL. Create a landing page for the Monthly Local Market Report at [site].com/report: under 15 characters, no dashes or numbers, not the homepage.
  2. 2.Choose one keyword. Set up REPORT as a text keyword or a comment-to-DM keyword so listeners can get the magnet without typing a URL.
  3. 3.Add the 20-second read to every episode. The script on the right.
  4. 4.Show a QR code and pin the link. Overlay a QR code during the closing line of the video version, and put the link in the YouTube description and a pinned comment.
  5. 5.Tag the link per episode. Use a UTM-tagged link on each placement so the hosting stats show which episode produced each sign-up.

The 20-second read, as Anthony Paul Pinto would say it

about 20 seconds

“Before you go: every month I break down what actually happened in the Bucks County market, in plain English. Prices, how fast homes are selling, and what it means for you. It's free at buckscoliving.com/report. That's buckscoliving.com/report. Or text REPORT to [number] and it lands in your inbox.”

buckscoliving.com/reportREPORT

Example read for Bucks Co Living Podcast; the [number] is the host's text keyword line.

Generic version, with [Show] and [City] placeholders

“Before you go: every month I break down what actually happened in the [City] market, in plain English. Prices, how fast homes are selling, and what it means for you. It's free at [site].com/report. That's [site].com/report. Or text REPORT to [number] and it lands in your inbox.”

[site].com/reportREPORT

Placements

Where to put it

  • Dedicated landing page at [site].com/report with no navigation, a 'Welcome, podcast listeners' headline and a 2-field form
  • Banner on every episode page and a line in every set of show notes
  • YouTube: link in the description, pinned comment, QR code on screen during the closing CTA
  • Monthly 60-second reel ('3 numbers that moved in [City] this month') ending with 'Comment REPORT' and an auto-DM
  • Quote cards from the episode carry the short URL

Follow-up

The five emails after the download

A magnet without follow-up is a download, not a lead. Subject lines and the point of each email.

  1. 1Your [City] report is inside

Deliver the report and tell them the next one arrives the first week of every month.

  2. 2The number most people read wrong

Explain one stat from the report (days on market or months of inventory) and what it means for them.

  3. 3Three streets that moved this month

A short local story from the episode. Invite a reply: which neighborhood should the next report cover?

  4. 4What this means if you own a home here

Soft seller angle: what the report says about timing. Offer the valuation page.

  5. 5Next month's episode, and a question

Preview the next episode and ask one question that reveals where they are: buying, selling, or watching.
