Mock cover of The Charlotte Metro Town-by-Town Living Guide, an example lead magnet for Make Yourself at Home
Mock-up of The Charlotte Metro Town-by-Town Living Guide for Make Yourself at Home (Dee Brummett, Charlotte Metro Region (Fort Mill, Indian Trail, Matthews, Monroe, South Charlotte, Waxhaw)). Cover and first page; the full contents are below.

Why it works

Why this magnet fits this audience

In a region made of many small towns, the first question is always 'which town', and no portal answers it. A guide with one page per town is easy to produce from episodes, easy to update, and gives every town-focused episode a reason to send listeners to the same link.

Before you publish

Describe towns by housing stock, services, taxes and commute, never by who lives there. Fair Housing applies; have your broker read it before it goes out.

Best for

Local show in a county or region made of many small towns, where episodes already go town by town.

Effort

To create
6 to 10 hours once, from a template; more if the county has many towns
To refresh
Prices each quarter; pages when a town changes
Basis

Contents

  1. 01How to use this guide: pick three towns, not one
  2. 02The map: towns, commute times and the main roads
  3. 03One page per town: housing stock, typical price ([median price]), taxes, commute, the trade-off
  4. 04Town comparison table
  5. 05Taxes and services: why two neighbors pay different bills
  6. 06Schools: how to research them yourself
  7. 07Commuter towns versus walkable towns
  8. 08Episodes of [Show] about each town
Sample page
[County] has [number] towns, and most buyers come to us able to name three. This guide gives each one a page: what the houses look like, what a typical home costs, how long the commute to [hub city] really is, and the trade-off that town asks you to make. The comparison table in the middle is the page people screenshot. Use it to narrow to three towns, then listen to the [Show] episode about each one; the guests on those episodes live there. When you have your three, call us and we will plan a day that covers all of them.

On air

How to mention it on air

Same read, every episode, at the end. Say the URL twice and give the keyword for anyone who is driving. The editor drops the QR code over the closing line in the video version.

  1. 1.Put the magnet on a short URL. Create a landing page for the Town-by-Town Living Guide at [site].com/towns: under 15 characters, no dashes or numbers, not the homepage.
  2. 2.Choose one keyword. Set up TOWNS as a text keyword or a comment-to-DM keyword so listeners can get the magnet without typing a URL.
  3. 3.Add the 20-second read to every episode. The script on the right.
  4. 4.Show a QR code and pin the link. Overlay a QR code during the closing line of the video version, and put the link in the YouTube description and a pinned comment.
  5. 5.Tag the link per episode. Use a UTM-tagged link on each placement so the hosting stats show which episode produced each sign-up.

The 20-second read, as Dee Brummett would say it

about 20 seconds

“If you're trying to figure out which town around Charlotte is right for you, I built a guide with a page for every one, from Fort Mill to Waxhaw: what things cost, the commute, the trade-offs. It's free at athomeinthecarolinas.com/towns. That's athomeinthecarolinas.com/towns. Or text TOWNS to [number].”

athomeinthecarolinas.com/townsTOWNS

Example read for Make Yourself at Home; the [number] is the host's text keyword line.

Generic version, with [Show] and [City] placeholders

“If you're trying to figure out which town in [County] is right for you, I built a guide with a page for every one: what things cost, the commute, the trade-offs. It's free at [site].com/towns. That's [site].com/towns. Or text TOWNS to [number].”

Placements

Where to put it

  • Landing page at [site].com/towns with the comparison table teased above the form
  • Mentioned in every town-focused episode; linked in show notes
  • YouTube description, pinned comment and QR during the closing CTA
  • Reel per town ('60 seconds on [Town]'), ending with 'Comment TOWNS'
  • Quote cards from town guests carry the short URL

Follow-up

The five emails after the download

A magnet without follow-up is a download, not a lead. Subject lines and the point of each email.

  2. 2The comparison table, explained

How to read the trade-off column.

  3. 3Why two towns, same price, different bills

    Taxes and services chapter.

  4. 4A guest who lives in [Town]

Link a town episode; invite questions.

  5. 5Let's plan a three-town day

Offer a showing day across their shortlist.
