Why it works

Why this magnet fits this audience

Team-building episodes draw a specific listener: the agent at capacity who is about to hire and is afraid of getting it wrong. A checklist of the systems to have in place first answers that fear and starts a conversation that often ends in recruiting, coaching or a partnership.

Best for

Agent-facing show hosted by a team leader or broker who interviews other team leaders.

Sample page
Every team leader on [Show] said some version of the same thing: hire later than you want to, and build the systems first. This checklist is those systems. It starts with a capacity test, because the honest answer to 'am I ready' is usually 'not yet, but soon'. The eight systems chapter is the core: lead flow, follow-up, transaction management, calendar, accountability, onboarding, splits and reporting, each with a guest's version you can copy. The first-hire chapter settles the admin-versus-agent question. The one-page plan at the end is the thing to print.

On air

How to mention it on air

Same read, every episode, at the end. Say the URL twice and give the keyword for anyone who is driving. The editor drops the QR code over the closing line in the video version.

  1. 1.Put the magnet on a short URL. Create a landing page for the Team-Building Systems Checklist at [site].com/team: under 15 characters, no dashes or numbers, not the homepage.
  2. 2.Choose one keyword. Set up TEAM as a text keyword or a comment-to-DM keyword so listeners can get the magnet without typing a URL.
  3. 3.Add the 20-second read to every episode. The script on the right.
  4. 4.Show a QR code and pin the link. Overlay a QR code during the closing line of the video version, and put the link in the YouTube description and a pinned comment.
  5. 5.Tag the link per episode. Use a UTM-tagged link on each placement so the hosting stats show which episode produced each sign-up.

The 20-second read, as Tyler Gibson would say it

about 20 seconds

“Thinking about hiring your first team member? Before you do, grab the Leads & Leverage team-building checklist: the systems every leader on this show said to build first, in order. It's free at gpghome.com/team. That's gpghome.com/team. Or comment TEAM and we'll send it.”

gpghome.com/teamTEAM

Example read for Leads & Leverage; the [number] is the host's text keyword line.

Generic version, with [Show] and [City] placeholders

“Thinking about hiring your first team member? Before you do, grab our team-building checklist: the systems every leader on this show said to build first, in order. It's free at [show].com/team. That's [show].com/team. Or comment TEAM and we'll send it.”

Placements

Where to put it

  • Landing page at [show].com/team with the capacity test teased above the form
  • Mentioned in every team-leader episode; linked in show notes
  • YouTube description, pinned comment and QR during the closing CTA
  • Reels: one system per reel from a guest, ending with 'Comment TEAM'
  • Quote cards from team-leader guests carry the short URL

Follow-up

The five emails after the download

A magnet without follow-up is a download, not a lead. Subject lines and the point of each email.

  1. 1Your checklist, and the capacity test

Deliver it; ask how many transactions they closed last year.

  2. 2The first system to build

Lead flow, with a guest's version.

  3. 3Admin or agent first?

    The first-hire chapter, expanded.

  4. 4The splits conversation

How guests handle it; link an episode.

  5. 5Want to talk it through?

Offer a call; mention recruiting or coaching only if the show does that.

The brief

What we need from you to build it

A short questionnaire, about 10 minutes. Skip anything you don't know; we'll ask on the call. This is what it covers.

For every magnet

  • Your show name
  • Your website (where the magnet will live)
  • Who can add a page to your website?
  • Brand kit
  • Where should new leads go?
  • CRM name (if any)
  • Phone number for the text keyword (optional)
  • Instagram / Facebook handle for the comment keyword
  • Preferred short URL path
  • Does your brokerage need to approve consumer-facing material?
  • Broker or compliance contact (if needed)
  • When do you want to start mentioning it on air?

For the Team-Building Systems Checklist

  • Team stage the checklist is for
  • Your systems and tools, in your words
  • Episodes or guests to draw from
