Rental Deal Analyzer

A spreadsheet or web calculator that turns a listing into cash flow, cash-on-cash and the number that tells you to walk away.

Who it is for: Investors who listen to [Show] and run numbers on rentals, from a first duplex to a small portfolio.

Why it works

Why this magnet fits this audience

Investors want reusable tools, and a calculator gets reopened every time a deal comes up, which keeps your name in front of them. It also makes easy social clips: run a deal live on the show, then send listeners to the tool to run their own.

Best for

Investor show, buy-and-hold or BRRRR focused, where the host runs numbers on air.

Effort

To create
6 to 10 hours for a polished spreadsheet; a web version is a natural ICONS-built tool
To refresh
Expense defaults annually

Rental Deal Analyzer

Template contents · e.g. The Cash Flow Deal Analyzer

Contents

  1. 01Inputs: price, down payment, rate, term, rents, vacancy, expenses
  2. 02Outputs: cash flow, cash-on-cash return, cap rate, DSCR
  3. 03The walk-away line: thresholds you set once
  4. 04Expense defaults for [Market] and how to override them
  5. 05BRRRR and house-hack modes
  6. 06Sensitivity: what happens if rent drops or rates rise
  7. 07How we ran [example deal] live on the show
  8. 08Five-day email course: one input a day
Sample page
Enter the numbers from the listing and the analyzer tells you whether a rental in [Market] is worth a second look. The inputs are the ones that actually move the result: purchase price, financing, rents, vacancy and expenses. The outputs are the four we care about, cash flow, cash-on-cash, cap rate and DSCR, plus a walk-away line you set once and stop arguing with yourself about. The expense defaults are the ones we use in [Market]; change them if you know better. Every input has a short note on where to get the number. We run a deal live on [Show] most weeks; the tool is the same one.

On air

How to mention it on air

Same read, every episode, at the end. Say the URL twice and give the keyword for anyone who is driving. The editor drops the QR code over the closing line in the video version.

  1. 1.Put the magnet on a short URL. Create a landing page for the Rental Deal Analyzer at [site].com/analyzer: under 15 characters, no dashes or numbers, not the homepage.
  2. 2.Choose one keyword. Set up DEAL as a text keyword or a comment-to-DM keyword so listeners can get the magnet without typing a URL.
  3. 3.Add the 20-second read to every episode. The script on the right.
  4. 4.Show a QR code and pin the link. Overlay a QR code during the closing line of the video version, and put the link in the YouTube description and a pinned comment.
  5. 5.Tag the link per episode. Use a UTM-tagged link on each placement so the hosting stats show which episode produced each sign-up.

The 20-second read, as Chris Jansen would say it

about 20 seconds

“Want to run a deal the way we just did? Grab the Cash Flow Deal Analyzer we use on the show: plug in the listing, get cash flow, cash-on-cash and the number that tells you to walk away. It's free at theflowauthority.com/analyzer. That's theflowauthority.com/analyzer. Or comment DEAL and I'll send it.”

theflowauthority.com/analyzerDEAL

Example read for The Cash Flow Authority Podcast; the [number] is the host's text keyword line.

Generic version, with [Show] and [City] placeholders

“Want to run a deal the way we just did? Grab the analyzer we use on the show: plug in the listing, get cash flow, cash-on-cash and the number that tells you to walk away. It's free at [site].com/analyzer. That's [site].com/analyzer. Or comment DEAL and I'll send it.”

Placements

Where to put it

  • Landing page at [site].com/analyzer with a screenshot of the outputs and a short form
  • Mentioned every time a deal is run on air; linked in show notes with the episode's inputs
  • YouTube description, pinned comment and QR during the live-deal segment
  • Weekly reel: 'Let's run this deal live', ending with 'Comment DEAL'
  • Quote cards from investor guests carry the short URL

Follow-up

The five emails after the download

A magnet without follow-up is a download, not a lead. Subject lines and the point of each email.

  1. 1Day 1: the analyzer and the one input people guess

Deliver the tool; start the five-day course with expenses.

  2. 2Day 2: vacancy and why it is never zero

    Second input; a labeled example.

  3. 3Day 3: financing changes everything

    Rate and term sensitivity.

  4. 4Day 4: your walk-away line

How to set thresholds and stick to them.

  5. 5Day 5: run a real deal with us

Invite them to send a listing for a live run on the show, or a call.

The brief

What we need from you to build it

A short questionnaire, about 10 minutes. Skip anything you don't know; we'll ask on the call. This is what it covers.

For every magnet

  • Your show name
  • Your website (where the magnet will live)
  • Who can add a page to your website?
  • Brand kit
  • Where should new leads go?
  • CRM name (if any)
  • Phone number for the text keyword (optional)
  • Instagram / Facebook handle for the comment keyword
  • Preferred short URL path
  • Does your brokerage need to approve consumer-facing material?
  • Broker or compliance contact (if needed)
  • When do you want to start mentioning it on air?

For the Rental Deal Analyzer

  • Strategy the analyzer should model
  • Default assumptions (vacancy, maintenance %, management %, rates) and where they come from
  • Existing spreadsheet we can start from (link)
  • Spreadsheet download or web calculator?
  • What you offer after they use it (call, course, coaching)
