Why it works

Why this magnet fits this audience

Waterfront is a specialty with its own vocabulary, and buyers know they don't know it. A guide that covers docks, shoreline regulations and water depth before anyone offers shows expertise no general agent can fake, and it is the kind of document a buyer forwards to their spouse.

Best for

Lake, river or coastal luxury show whose host sells waterfront and interviews marine contractors and inspectors.

Buying on the water in [Market] is a different purchase, and this guide exists so you learn that before you make an offer rather than after. Start with the vocabulary chapter; half the surprises we see come from words buyers assumed they understood. The dock chapter is the most-read: who owns it, whether it is permitted, and what an inspector should look at. Shoreline rules vary by [county/lake authority] and we say where to check them. The offer checklist at the back is what we run through with every client. Bring it to your first showing.

On air

How to mention it on air

Same read, every episode, at the end. Say the URL twice and give the keyword for anyone who is driving. The editor drops the QR code over the closing line in the video version.

  1. 1.Put the magnet on a short URL. Create a landing page for the Waterfront Buyer's Guide at [site].com/water: under 15 characters, no dashes or numbers, not the homepage.
  2. 2.Choose one keyword. Set up WATER as a text keyword or a comment-to-DM keyword so listeners can get the magnet without typing a URL.
  3. 3.Add the 20-second read to every episode. The script on the right.
  4. 4.Show a QR code and pin the link. Overlay a QR code during the closing line of the video version, and put the link in the YouTube description and a pinned comment.
  5. 5.Tag the link per episode. Use a UTM-tagged link on each placement so the hosting stats show which episode produced each sign-up.

The 20-second read, as Kathy Byrnes would say it

about 20 seconds

“If you've ever thought about buying on the water at Lake Norman, read our waterfront buyer's guide first: docks, shoreline rules, water depth, insurance, and the questions to ask before you offer. It's free at thereispowerinproximity.com/water. That's thereispowerinproximity.com/water. Or text WATER to [number].”

thereispowerinproximity.com/waterWATER

Example read for Real Estate Riches Podcast; the [number] is the host's text keyword line.

Generic version, with [Show] and [City] placeholders

“If you've ever thought about buying on the water in [Market], read our waterfront buyer's guide first: docks, shoreline rules, water depth, insurance, and the questions to ask before you offer. It's free at [site].com/water. That's [site].com/water. Or text WATER to [number].”

Placements

Where to put it

  • Landing page at [site].com/water with the offer checklist teased above the form
  • Mentioned in every dock, marine contractor and lake-authority episode; linked in show notes
  • YouTube description, pinned comment and QR during the closing CTA
  • Reels: one waterfront term explained per reel, ending with 'Comment WATER'
  • Quote cards from marine and inspection guests carry the short URL

Follow-up

The five emails after the download

A magnet without follow-up is a download, not a lead. Subject lines and the point of each email.

  1. 1Your waterfront guide

Deliver it; ask which body of water they are looking at.

  2. 2The dock question

    Ownership, permits and inspection, expanded.

  3. 3What changes by season

Water levels, access and timing a purchase.

  4. 4Insurance on the water

The questions for an insurer; link the insurance episode.

  5. 5Want to walk a shoreline together?

Offer a showing day on the water.
