What Education Is Required to Be a Real Estate Agent in the US?

What Type of Education Is Required to Be a Real Estate Agent?

Generally speaking, the basic educational requirement to launch a career in real estate is a high school diploma or an equivalent certificate. Then, there are certificates that you need to acquire before you can begin helping people buy and sell properties.

1. High School Diploma or Equivalent

As we previously implied, you don’t need to complete a college degree to become a real estate agent in the US. You only need a high school diploma or a General Educational Development (GED) certificate.

However, you should remember that not all states accept GED certificates if you don’t have a high school diploma. So, it’s important to visit your local real estate commission’s website to check their pre-requisites.

Note: Some states may not require applicants to have completed all the required pre-licensing education hours before applying for the exam. However, while this speeds up the time in earning your license, it poses the risk of you failing the exam. 

4. Post-Licensing Education

Post-licensing education is additional coursework you’ll be required to take after you’ve acquired your license. It’s a mandate by the state to keep your license active.

This course applies what you learned from the pre-licensing courses through practical instruction. Typically, it covers areas, such as business planning, prospecting, marketing, and closing transactions.

Post-licensing education should be completed within your license’s first renewal period, unlike continuing education which must be completed during the subsequent renewal periods.

The length of time to complete the course depends on the state you’re in. But generally, it can range from 40 to 180 hours.

5. Additional Requirements

Background Check

This process is part of the licensing procedure, though the timing and specific requirements can vary by state. During this step, your state agency would conduct the following:

  • Sex offender registry searches
  • Driving history checks
  • Alias checks
  • Address history checks
  • Employment verifications
  • Reference checks
  • License/certification verifications

Broker Affiliation

In most cases, you have to be hired by a sponsoring broker to activate your license. New agents will find it difficult to offer their services without the backing of an experienced realtor or company.
